Yes, all lots will be fully serviced with electricity, water, reticulated sewer and NBN to the premises.

We are aiming for titles to be released early 2022. Building can commence as soon as titles are released.

Yes, there will be some standard restrictions, relating to colour selections for fencing, minimum house sizes, street setbacks and some lots will have additional requirements for post and fire fencing. 

As soon as these have been finalised they will be made available on the website. If you have any specific questions, please send an email and we may be able to answer in more detail.

Yes, some lots do have easements to protect critical water and sewer infrastructure. North East Water provide details on their website in relation to what you can and can’t build over an easement.

There are a few different answers to this question, and it depends on what you consider valuable. Building a split-level home on an elevated block will often be less expensive than major earthworks and retaining walls to create a flat building pad for a single level home. Look for builders that have experience in building split-level designs and already have plans available. If a builder has constructed split-level homes before their prices are likely to be more competitive as they have the experience and knowledge.

The land has been privately owned and utilised for grazing purposes. There are no historical contamination issues or known industrial uses of the land. 

Individual soil tests have not been conducted for each individual lot. Soil testing was carried out to inform the engineering design of road and pavement infrastructure. The test bores that were conducted revealed the natural soil profile generally consisted of silty sand trace clay overlying sandy clay trace gravel. All house designs will need to be informed by an individual lot soil test, completed at the cost of the purchaser. 

Yes, some lots are encumbered by bushfire controls. For lots 1-8, buildings are required to be designed and constructed to a minimum Bushfire Attack Level of BAL-29, have an area of 4.5m of defendable space from the property boundary into the lot that must be managed in accordance with the approved bushfire plan and provide 5000 litres of effective water supply for firefighting purposes which is stored in an above ground water tank constructed of concrete or metal. All fixed above-ground water pipes and fittings required for fire-fighting purposes must be made of corrosive resistant metal. 

There are many benefits associated with building on an elevated block. Often the block sizes are larger than flat blocks. Building a split-level home allows you to maximise under roof space and maintain large areas of outdoor open space.

Elevated blocks will generally have better views. Well designed estates will provide lots that have ideal orientation and view opportunities for elevated blocks. Elevated blocks tend to be in lower density settings than flat blocks and the changes in elevation reduce the impacts of looking straight into a fence or across a road into another house.  

The land that comprises Meridien Rise Estate was formerly part of the De Kerilleau property. De Kerilleau’s history, both the homestead and land, is fascinating. The homestead (which still stands and is around 4km from Meridien Rise Estate) was built by the locally-famous William Huon in 1870. It was named after his grandfather Gabriel Louis Marie Huon de Kerilleau, a French nobleman who travelled under a false identity with the Second Fleet in 1794.

The title of the property was the first time the de Kerilleau name had been used, as it turns out its’ namesake had married a convict woman – which would have been very scandalous at the time.

Acquired by the Watson Family in the early 1900s, John Watson and his two sisters decided to sell 200ha of De Kerilleau in 2003. The land was sold to developer John Sleeman in 2004. His daughter Kate Sleeman has since worked with local business, council and the community to develop Meridien Rise Estate.
